Off-Plan

Dubai Off-Plan Property: What Investors Should Consider

A clear framework for comparing location, developer, payment structure, specifications and intended holding strategy.

Off-plan property lets buyers secure a unit before completion, typically on a staged payment plan. It can suit investors with a defined timeline, but it requires closer due diligence than a ready purchase.

Developer track record

Review the developer's completed projects, build quality, handover history and how earlier communities have matured. Visit finished buildings where possible.

Escrow and registration

Off-plan sales in Dubai are registered with the DLD (Oqood) and buyer payments are made into a project escrow account. Confirm the project is registered and that payments go to the escrow account, not a personal or third-party account.

Payment plan and cash flow

Map every instalment against your own cash flow, including the handover payment. Ask what happens if construction is delayed and what the contract allows on resale before completion.

Specifications and layout

Compare floor plans, finishes, view orientation and parking against ready units nearby. Brochure renders are not specifications; rely on the signed sale and purchase agreement.

Holding strategy

Decide whether you intend to live in, lease, or sell on completion. Each strategy depends on supply in the area at handover, so look at what else is scheduled to complete nearby.

Off-plan works best when the developer, escrow, payment plan and exit strategy have all been checked before booking.
