Dubai Market
Dubai Secondary Market Explained
What buyers and sellers should understand about resale property, negotiation, documentation and completion.
The secondary market covers ready properties resold by existing owners. Buyers can view the actual unit and, in many cases, move in or lease it immediately.
Advantages for buyers
You inspect the real finish, view and building management, and can assess rental demand from comparable units. There is no construction risk.
Negotiation
Pricing is set by the seller, so comparable recent DLD-registered transactions in the same building are the best reference. Condition, vacancy status and the seller's timeline all influence room for negotiation.
Documentation and completion
The usual sequence is:
- Form F / MOU signed with a deposit
- Developer NOC confirming no outstanding service charges
- Mortgage settlement if the seller has a loan
- Transfer at a DLD trustee office and issue of the new title deed
For sellers
Accurate pricing, clear paperwork and professional presentation shorten the time to sale. Prepare the title deed, service charge statement and tenancy details in advance.
On resale, evidence-based pricing and clean documentation are what make a transaction move smoothly.
